See if there is a local REIA in the area and check with investors and lawyers who attend the meetings.

There's an auction Dec 3 that I am interested in attending - need to go just to observe & learn - but there are a couple of properties that my husband & I are interested in.Just want to make sure I know everything before I get there.

I have been attending foreclosure auctions for the past 10 weeks (give or take) and have a feel for that part of the mkt.

They will attend the auction and bid exactly the amount they are owed.

(I know there were other properties earlier w/diff. atty's & banks - but did not attend) There were only 2 other guys besides me & my husband.

I am in Ct hnd have had to travel all over the place to attend seminars, and as much as i hate go, i always learn the most when i see, someone talk.

You should definitely attend one or more.

I love to travel and spend time with friends & family and I see how a healthy portfolio of rental properties that is properly set up will allow me to do that.My life currently revolves around real estate and business as I'm working my way through a mile-high stack of books, constantly read blogs & newsletters, and frequently attend educational seminars & networking events.

Those sound like quite common things to see if you attend auctions regularly.There's usually at least big fish that wants to knock any newbies out by driving the prices up.
