Generally, once you engage a Public Adjuster, your agent is out of the loop.  

Here's why:-Management: One property tax bill, one mortgage, one insurance bill, etc.

With such low rental yields, the return on investment (ROI) and cash-on-cash (CoC) return are negative when factoring in mortgage payments only, not including any other factors.In this market, it seems almost impossible to make a profit using traditional rental property investing strategies.

I'm still learning the industry,  but I have been able to partner with a CDC based out of texas and they have been a great help and they have allowed me to get involved with getting investors for their project and I'm definitely excited for it.  

This way you can calculate how much you can realistically invest and keep for reserves.

Main reason for this is that you need egress out of the bedroom.  

Which is a lesson learned for me because I need to plan things out and recognize issues faster.
