This is true some times, but in some scenarios, brand new properties end up producing significantly MORE maintenance/repair headaches than older properties.The reasons are:1) Some building techniques/materials are far superior to those used in the past, but some are not, and some are unproven.

We wish you well in your RE dealings.As to which strategies you can use to increase capital or reduce necessary capital needed, you can either try to flip a few properties to build capital and you can also market to motivated home sellers and try negotiating deals which you can get with sub2, assignment clauses, or many other creative techniques.

My personal technique is to tell them that we don't discriminate against ESAs, but we have to check with the insurance company because certain breeds are not covered and it would be an "unreasonable request" for the owner to change insurance providers.
