The roof was replaced completely in Nov 2020.

Yes, wood siding is more subject to moisture damage and rot, but you can pretty easily cut out a section yourself and (hopefully) replace it with an exact match.

- Replaced the front facade- Added a half bath downstairs (not typical for a bath on first floor of PHL homes)- Complete renovation of kitchen- Brand new HVAC throughout house- Semi-finished basement with sealed floors and painted floor joists- Added closets to second and third bedroom

When you only have 2, 4, even 10 properties I would be fairly confident that you can self manage without it being a huge hassle and you'll save yourself significant $$ (property managers typically run 9-11% of rent plus additional costs for replacing tenants).

I requested the seller fix the roof repairs (small fix), bathroom faucet leak, replace water heater (really old), and replace ac/furnace unit (old as well).There’s about 5 smaller things that I said I would fix. 

Also assume the lollies will need to be replaced or maybe just re-leveled.

The transaction took a very long time due to seller not finding a replacement home and now I'm unable to relocate for at least 12months.

The new replacement property holding period also helps demonstrate intent to hold. 

We have discovered some of the downsides to septic (having to replace a full system now!)

We are planning to renovate 3 of the units, paint the exterior, landscape, clean up of exterior, tree removal, replace roofs, and possibly solar panels.
