For property management software, I recommend trying Cozy since it is free and you can screen tenants, collect payments online, and do background and credit check.Another thing to keep in mind is to find a property where you can get low turnover or if you get high turnover you can quickly get a tenant in.

I am looking at paid software programs like Buildium or QuickBooks as a possible solution.For some background, I self-manage 10 units comprised of 3 houses, 1 duplex, and 5 condos.
