As far as ways you could improve that, 1) get the price down.

We made some small repairs, added additional ext lighting, upgraded office computer, improved some biz processes, implemented a rent increase.

Do something every day that will improve your understanding of  Real estate investing whether going to meetups, Analyzing deals, reading, or being active in the forums.

Earlier editions had icing and reliability issues and a reputation for being loud; antidotally Gree appears to have improved on those fronts.  

I have watched tons of youtube videos and listened to podcasts, i know just that isn't enough.

It shouldn't be the make or break aspect of your investigation - things change, neighborhoods improve - but it can give you a good jumping off point for which questions to be asking.
