Alert the guests when we know there is a possibility of a storm and recommend they bring enough food and drink to sustain them for a few days.

In you are wanting a high level of service on both your buy and sell I'd encourage you to look the boutique route. 

I would highly recommend you disclose the that Cleveland and Cuyahoga County is not out of State Landlord friendly.

One thing we do, that I recommend everyone does-- is each year-- improve their place!  

It's highly unlikely you can get anything other than commercial insurance now but even that could be challenging based on how you're using the property and the commercial vacancy
