Very punishing environment!

The IRR on these policies is between 3%-5.5% tax-free from what I have seen during low-interest rate environments, which is terrible for insurance but great for real estate. 

We control the environment by continuously training and evaluating staff.  

In terms of the due-on-sale clause, in the past 40 years we've generally seen a declining interest rate environment. 

@James Brisson - this is a problem everywhere, especially as you get closer to Boston; I think where you are focusing your attention is really the best strategy to find deals in this environment; staying off-market and dealing with sellers who prefer to sell outright to cash buyers.  

You don't want to place someone in need of quiet, or who has PTSD, in a multifamily environment, and such like.

Planning to tell them the sweeping changes in the local RE environment demand changes to my business model including the property must be vacant in order to proceed.

This will likely create a very dirty environment or damage to floors in the process.

If the solar system is projected to fully recover its cost in 12.5 years then it will result in savings and benefit the environment, lower the need for grid upgrades, etc. and is a smart addition to the home.
