Just be careful if you venture outside the city as I have often times seen these be deemed an illegal unit in a lot of the near suburbs and then they have to be removed on the new owner's dime. 

You can do presentations and build pitch decks yourself but don't DIY the legal.

And Stephen haven't researched much into joint venture.  

So I figured I might as well do it myself.I have watched a bunch of diy videos on it and it seems simple enough (labor intensive but dosent seem overally challenging) Just wondering if anyone has done this themselves and what was your experience when you did it.

In an ideal partnership people bring complementary expertise and consider it their value add to the venture,  however we essentially do the same thing.

Curt,I am struck by your post because if you truly deliver an experience that cannot be duplicated no client would want to venture elsewhere.You are actually the only element of the business that cannot be replicated.
