I mean, I guess you can choose whomever you want...but the rest of us are getting better terms by using someone different.

All great advice but until you start to really understand and choose a strategy of choice that works for you, we really can't help much but give general advice. 

When you screen a tenant, can you (the landlord) choose to have the tenant pay utilities or are there rules/laws that prevent this?

Buying a house is too expensive: Skyrocketing housing prices are causing some would-be homeowners to choose renting instead.

So you don't need to pick and choose a particular area to get low vacancy, that's pretty much everywhere as long as you don't get too greedy with your asking rents.

It doesn't get purchased as "whatever you choose", but rather as "whatever its currently classified as".
