It's funny in some comments it seems like realtors are arguing against what the investor is saying they want or need... not adversarial at all just very interesting

I purchased a home in Baltimore from ABC Capital through Maverick Investor Group and it is clear that I need a lawyer at this point.  

That being said, I've recently been reading The ABC's of Real Estate Investing and so far everything makes sense.

I evicted her for the principle of the matter b/c I make the rules and she always wanted to argue about something.

Months passed and ABC kept saying that house was “very close”.

@William Walker  I'm not going to argue with you William.

However, someone could argue that some of the most life altering inventions were discovered by pure accident or by consistent failures e.g.

Obviously I’m not willing to pay that full price, but it’s hard to argue that by the formula of NOI and CAP rate, the property is really worth $0.

They argued in return that those are businesses with overhead and need to make a profit to pay employees and survive . 

--As for the concerns regarding ADUs (or any other SFRs on the lot) and access/privacy, I would argue that the job of any good designer would be to make both units feel like they had clear, private access, great outdoor space, no/minimal windows staring from one unit to the other, etc.
