I'm a huge fan of networking, BP, and comradery so I thought I might be able to help someone by posting my journey thus far. 

I've paid for it and figure while I know some of it will be a sales pitch surely I'll pick up on some good knowledge and information over 3 days and hey it's another opportunity to network.

Any suggestions for possible networking? 

The correct line of thinking is "What opportunities in my network and experience can my IRA tap into and get better results than what it is invested in today?" 

I also co host REI meetings out of Belmar if you ever want to network with other local investors.

They have a lot of valid and good information but looking for people in my area with current knowledge and help me run numbers, analyze areas, network, etc.I've been attending meetups in my area and reaching out to a few people in my area to have lunch and I recieved some great tips and knowledge.

The margins aren't wide enough (cash flow is negative even without paying insurance) and the reserves aren't deep enough in this deal to allow for a cushion when things go wrong, which they inevitably do.
