I would offer it as a long term lease option, 24 months minimum, 36 is even better.1) Option money, $15K ballpark, see what the offers bring in2)  Rent, $2450. 

We are willing to see this all the way through and get this settled.

The main issue is that in Sandbridge, there are a couple of management companies that have their own booking sites, since Sandbridge has been a vacation rental spot for a very long time, well, before Airbnb was a thing.

Many of the other things (competitive rates and speed) tend to be more ancillary and preferential as long as the deal can get done without too many headaches.Every deal is a bit of an adventure, but building a rapport with a group can really go a long ways to help get unique/quirky things done in the future.Hope that helps!
