For instance, the Poconos have remained a popular option because of its year-round tourism draw, with skiing and lodging in the winter, hiking in the fall, and camping around lakes in the summer.As others have said, going into markets with one draw is risky.

There is a smaller rental pool at the $2,800 a month rent range but typically properties at that price will appreciate faster than others lower in price in the same market. 

STR looks like an attractive option but I am a novice in this area so looking for input on realistic income and cost estimates of a STR managed by a 3rd party property management company. 

Also the best businesses have some sort of a market budget typically.

Philly is a great option for row homes, but the out values aren't there for a flip right now.South Jersey may have some decent prices, but not a ton of demand on the flip unless it's in-line with what's around it, but better.

Before locking the thermostat, I gave guests the option to adjust the thermostat.

Typically I try to stick to 2-4 bedroom single families as larger homes do not bring much more in rent but more in repairs.
