Alternatively, you can find an all-cash buyer and close quicker.Investing in a fund - Again, you have to read the rules of the fund but they may have something like you can't pull out money for 3 years and if you pull out money; you can only do so during certain dates of the year.With that said - personally investing in RE is more liquid than investing in a fund.The benefit of mortgage paydown is going to depend on the goals of the fund.

In the case of 1 man with truck and tools, yeah, they need the deposit because they don't have the funds to finance your job, nor the funds to chase their money, nor to put food on their table if they dedicate their time to your job and payment is slow. 6k is not even half in one of my credit card monthly bill.
