By trade I am an IT Automation Engineer, which I believe brings me a different perspective when getting started on things than most other people.

Yep, that’s a trade off for sure.

Obviously both these scenarios present two totally different outcomes so I'm just trying to officially figure out what it is so my brain doesn't explode.

Break the project into a trade driven SOW and start assigning $$ values to each trade.

Issue is that long leases trade a lower caps.

The trades like electrical, plumbing, hvac must be licensed but not a general contractor.
