Holding LLC would file a partnership return at the federal level and include the activity of all three LLCs on the return and K-1s to you and your partner. 

All three credit reporting agencies use different scoring criteria.

For a smaller loan amount, the rates aren't bad but not great.If the loan amount was over $1MM I would expect rates starting around 4.5 to 5.0%, 5-year term/30-year Am depending on the market tier.

Of course the economics for a three or four family would be much better considering that it's mostly tenant occupied.
