Your criteria are fine but the delivery is too exhaustive. 

One of the few worse RE investments than an ADU is a JADU that in most markets lowers the value of the property.  

There may also be certain tax consequences to consider when choosing the type of entity you want to form, for example, for Canadian citizens I often recommend setting up an LP rather than an LLC to minimise the tax liability on the Canadian side. 

Just keep in mind that because appraisers are all trained totally differently the after repair value you're going to get on day one is going to be very different than an appraisal done on any other day.

@Joshua Johnson I would what makes BP so great is that we all here to help. if you make a mistake its okay, better to make a mistake on a small deal than an apartment complex.
