Students register and attend a class, but some students prefer to sit in the back and not participate.

If you can find an inexpensive townhome and rent it to some graduate students is not a bad idea as they could be with you for 3 years or more.

There isn't systemic nationwide risk the way there presently is for student loans and car loans, simply because they are such a small part of the actual closed loan market share (they have a HUGE "people talking about these loans on the intertubes" market share, but a VERY SMALL share of actually closed business). 

I am torn between cashing out this property and selling it to pay off lots of student loans and vehicle debt and another house flip vs keeping to continue renting.
