Keys, alarm codes etc should be tendered at closing.If the sellers intend to have access to the property after closing, you need to execute a "use & occupancy" agreement. 

@Jingwen DunfordIt depends on your ability to execute for me but based on how you are structuring this with so little information, and some it appears is incomplete, it would appear you have not done a syndication before.

@Mike Webb I'm sure the BP staff appreciates the enthusiasm but the BP office here is a working business and currently doesn't do tours or have time to take from the business of keeping the lights on. 

The bank I'm using to finance the deal has kind of slow-rolled me on the loan and the loan officer oversold what he was capable of obtaining from the executive review committee. 

A title company with a staff attorney should be able to help you determine who needs to sign the deed on behalf of your cousin to give you title if they agree.

I'm not a big fan of 10-12 units because you don't get much scale yet you have to do commercial financing so you don't really realize the benefits of multi except the education on how to execute value add strategies and navigating commercial financing.
