Sounds like I'll need to find that balance point between far enough ahead to not miss out on advance bookings, and late enough to use the algorithm boost to help as the season nears. 

We don’t buy those and sounds like you're aware to look for a slightly better property yourself already.Detroit has the the highest rent to price ratio in the country…and we’ve found the best balance of price/location within the area.Here is a picture of my portfolio...as you will see.

It sounds like they are just brokering deals possibly and taking the sales commission!? 

For example, I think it would be nice to have a 20 year spreadsheet for LTR showing 2 roof purchases at the 10 and 20 year mark (assuming 10 year roof) and then each system listed with its expected respective replacement year to get a picture of potential capex spikes,This may lend to moving replacements expeditures around to balance the outlay of capex dollars over the life of the property.Thoughts?
