HiIm wondering what y’all think about vinyl plank flooring for stairs and around the house.

@Hannah Singer The big-ticket items are the roof, mechanicals, flooring, tree work (if needed), major electrical or plumbing (if needed) older homes are more expensive to renovate and this one was built in 1958 (not too old).

Now after recent heavy rains I am informed a month later that water came in the back door and has ruined the floor, needs the whole room replaced. 

We just had a turnover and we’ve been cleaning basement floor for the last 3 days.

After walking the property with my contractor we realized that the second floor unit will need to have the floor in three locations to be ripped open and believes there will be sub floor joist that needs to be replaced.

The property inspector stated it was not in good shape in terms of the inside /,mechanics of the home , but the flooring ect was fine.Can turnkey work this way? 

The parquet floor was stained from cat urine and needed to be refinished anyway, so I did that myself.

All units are cleaned well and some updates have been made to paint, flooring, bathroom fixtures, and 4 new windows.Here are the negatives: No central heating or air, built in 1946, the duplex is metered together & costs approximately $150 per month, there are small waves in the flooring in 1 of the bedrooms, no stove or other appliances yet added.My thoughts: Some of the numbers seem too good to be true but at the same time I can't help but see big rehab numbers if I need to get HVAC and ducts installed (this makes me the most nervous).

Thank you Mark - I also saw a lot on google searches explaining that the death benefit was sort of a 'floor'.Since this account has done so well, and is far above the original investments, then the higher value is what we will be getting, vs the lower death benefit.
