The only downsides I’ll gripe about is the time it takesto get used to the move in process of adding a tenant (if you already have people) and that I don’t find it mobile phone friendly for doing a lot of work however short quick hit issues are great on the phone.

In the latter two areas you can even do some STR, not with tourists but visiting nurses, etc.

I do have to disclose that I am on a student-based work visa at the moment called F1, I am unsure whether this will affect my ability to buy real estate so would love more guidance on that!

@Jamaal Smith I would find out how much it costs to hire someone and do that.

Also, when you do move out and no longer owner occupy one of the 4 units, be sure to notify your insurance so they know it's a full rental policy.
