I was born in Orlando, but currently live in Tarpon Springs, so Clearwater, Safety Harbor, Dunedin, Palm Harbor, Holiday, New Port Richey, Trinity, Port Richey, Odessa are all in my back yard.

Now that i know that is average, i can relax.

Thankfully I have a good cushion should it sit past the holidays (hopefully not needed, but always be prepared).

Most people have a very good sense for the quality of a neighborhood and will know, before they made it to the front door.Good signs are: maintained flower beds, neat lawns, holiday decoration, nice window treatments, all roofs in good repair, chimenys & windows in good repair,..

I'm wondering how I got the original mortgage in 2009 if it was zoned as a duplex back then...a more relaxed appraisal, I guess.I'm seriously considering combining two units and calling it a threeplex to avoid the pain of dealing with the city. 

Relax, continue your research, diligently save/network and move from there. 

I would plan to purchase around a holiday and/or take the free financing.

The rooms aren't that big (wanted a tenant to have more private space than a single small bedroom), they are both furnished (one as a bedroom, another as a study/relax room), and I was only ready to live with one stranger in my house rather than two haha.
