Once you have that criteria then you get 90% of the purchase price and of course always 100% of rehab costs.Now you get to be a player in that 300k - 400k real estate because you'll get 90% of the purchase and you've done a few flips and have some money. 

Trying to get someone to enforce something they can’t legally enforce will just make you miserable.And in the end, as a last resort, sell / rent your unit out and move to a setting that will be more pleasant for you.

FHLB 5 or 10 year notes plus typical bank spread (1.75--2.50) would be a good proxy for cost of capital if you aren't an institutional player.

I would hold off from texting until last resort.

I was hoping I might pick some of the brains of those local investors/market players on the following to help in our decisions:1) Air Conditioning - my wife (Mayaguez-native) simply giggled when I asked about central air; that being said, I've noticed about 90% of listings either have fans/window units for air conditioning, with a select few having mini-splits installed.a) In your experience, have you found the lack of A/C (modular or otherwise) to be detrimental to getting a good short term rate, or something that would deter vacationers?

For this reason, we recently went under contract on a 43 unit resort BRRR style deal in a similar location that will fit a similar asset class with more amenities offered due to the scale.

But you can have a bad experience at a hotel or resort also.  

The leaders may know the key players in the area who are investing in land. 

It seems like a great way to get familiarized with loan docs and meet players in the industry, and I'm looking forward to being able to get started with that.

I've heard (from my loan guy) that the bigger players often times have a holding company.
