The two lots have to remain joined for the purpose of the mortgage.I have just found out that the 1 acre lot has a 70 foot right of way that was previously defunct and then next to that the rest of the 1 acre is a large gulley rendering the entire parcel useless.

I personally think out-of-state investing is a top choice.

Regarding the septic approval, my understanding is that systems are rated for number of bedrooms under an assumption of usage and per person usage.

Akron and Canton may cashflow a bit better but I personally don't see as much of long term growth in those cities. 

My initial idea was 10-20% down with 7% interest rate for 10 or 15 years after doing research. 1 person suggested a balloon at the end and another person advised against it.
