Find a "quality" wholesaler in your market and see what they have available that's off market.

I would say do your due diligence on the property itself, make sure you are not spreading yourself too thin and look at the comparable properties in the area to get a feel for the quality of property you are getting and if the price is right.Good luck!

It's the portfolio that matters.So yes, not an outstanding opportunity.

The cheaper the better but reasonable costs for quality finishes are also considered as well!

In today's market, buying a new property for maintenance purposes makes sense, but since properties have appreciated rather quickly over the past two years and rents are still lagging (although catching up) finding a quality property that meets 1% rent to price may be difficult.
