We  outlined what those terms might be, but no loan offer was ever extended either verbally or in writing because due diligence needed to be conducted.

Outlining your SOW with timeframes right out of the gate is imperative or deadlines will be missed yet contractors still want to be paid yesterday!

I have read about many man people successfully wholesaling in and around Ontario, so I didn't expect to run in to any road blocks so early on.Before getting in to things, I figured a good place to start would be to consult a real estate attorney, outline my plans, and make sure I am doing things by the book.

I think this is a really unique angle to take and I think this could work very well in the areas on the East side that you had outlined.

Also, not because the mentor, IS indeed succesful with their strategies does it mean the students will too.Again, I am writing a book about this.Doing the exact same steps outlined in the mentorship doesn't imply that when you do the exact same steps it will work for you too?

I like the idea of drafting a separate working agreement that would outline his use of the POA.

@Amanda Paugas If you clearly outlined your minimum qualifications for renting your apartment and the person applied anyway I would process their complete application and then after you have all of the info issue them an official denial or approval decision.

But in the scenario I'm outlining, you have high maintenance costs, you put in lots of labor-intensive management and renovation...but although there's plenty of cash flow, when you go to the bank to refinance, oops, sorry, we can't loan on your crapshacks.What is the real value difference between having a property that you are able to refinance in your portfolio versus one that you can't?

Each option you've outlined has its own pros and cons.
