@Mike Mocek   I wrote in my post that I have been to Toledo numerous times. 

We found PMC Lawrenceville to be a good supplier for large volume when compared to HD or Lowes. 

There are numerous posts by other investors with them. 

Supermajority votes aren't ever going to happen realistically.It seems we've arbitrarily restricted the supplier of permits through this 25% cap.

I assure you, the discount you perceive that you're getting is not nearly so awesome when you compare against what a better supplier could give you with superior inventory tracking.Consider that against that discount you have to factor in the administrative cost of tracking those parts and pieces, dealing with the big box delivery schmoes, and what happens when the one dude at Home Depot who actually knows what's going on gets sick and doesn't come in to work...

The service supplier will also contribute to the building's overall occupants' safety.

Considering you're relatively local, would you be willing to share your building suppliers?
