Hello,I posted a similar question in another forum and it was suggested I ask in a local form to get others opinions who are nearby. 

Networking with nearby experienced investors here can help in finding a potential mentor.

They are dictated by the student housing rates for the colleges nearby.

Is there another nearby area of similar characteristics where homes are selling for the same price per square foot and rental rates are equal and where the comps are better for your target duplex scenario?

If you are located nearby and have gas,  look at your gas expenses and make a guess from there - you probably won't be more than +/- $20 off. 

Other opportunities this property will afford me is  possibly moving it into student housing or into short-term  property for a nearby hospital for traveling nurses . 

Rentometer will give you a value of your rental based on address and nearby comps.

Why I'm posting here though is to see if anyone nearby has an awesome gc, that is experienced, fair on price/his/her rate, and excellent at communication.
