I have worked with Zach Lemaster & RentToRetirement for years now, and purchased multiple properties through him in different markets! 

We are going to build the magistrate building in the near future as that’s guaranteed cash flow every month for multiple years at a time upwards of $1200 a month.

This is our first investment home and we wanted to fix it to do short-term rentals, but the first requirement is to build a privacy fence.Any advice or suggestions for this situation?

@William CoetI would be very careful providing sellers tax advice as you don’t know their situation.

Simple Interest Rate of Return = 48.67%/year.Let’s change things up a little bit and say your situation isn’t so rosy.

Additionally, consider sharing the cost of investorlift with others in similar situations to optimize resources.

This is what we'd call a "subprime borrower", again harkening back to the days when lots of folks got burned when the market declined and they realized they were underwater on multiple properties, and ended up losing all of their properties to foreclosure. 

It reminds me of a situation I had..  

There was a lot of little tracts of west Texas desert land that used to be added to deed swaps to make the valuations work out back in the day.The reason for a 1031 in this situation is that it provides crystal clear direction and documentation. 

Have to run the numbers in both situations!
