I believe there's still huge potential modernizing the apartments in the Bay Area and more millionaires and billionaires will be created from real estate along the way.If now is your first time stepping into the Bay Area real estate markets, what would you do differently?

A seller I found through direct mail owned 21 acres of partially developed land , there is one single wide mobile home renting for $475 , there are 4 modular homes 4 beds 2 baths need about 5k to get them rented at $800 each projected income $3675 after the modular homes are ready.

Deal would include the land, a newer manufactured home on a separate parcel, a regular small stick built home on a different parcel, and something like 20 existing rv/mobile home spots. 

I have negotiated an off market Mobile Home Park in Arkansas.  

You're not selling real estate, you are selling a vehicle essentially so do it just like a used car dealer would.Full disclosure: I've only dealt with mobiles on land but this is how I believe it's done in a park.
