Update on this tenant:We passed on her because of other reasons that made her unqualified.We settled in on a different tenant that also needed help with spreading out the deposit.This tenant has been great.He has been our tenant for 20 months with zero complaints.  

I have time on my hands and am okay with a lower spread to get the experience and knowledge.
