It's really hard seeing how well people are doing with cashflow properties :(Other assumptions:- I have the funds to buy here in the Bay, although I don't want to gamble on further appreciation, I really like the idea of cash flow- Other than building wealth, another main goal of buying an out of state property would indeed be diversification from the stock market, which is wise in my opinion considering the crazy run of the past 7 years- I am aware there are other passive options such as investing in debt deals via crowdfunded portals, but those to me just seem a meat marketplace, plus you don't recoup any of the advantages that come with leverage, tax efficiency and building equityThanks

Interesting situation that Ill report back what the actual process was for me at some future date, however the highlights are 1) just bought the building 15 days ago 2) inherited tennant that was previously evicted within 6 months (and I negotiated a big discount from the seller because of this guys past "lack of performance"), 3) poorly written lease, almost zero right to landlord 4) excuses about rent payment started on the 1st when rent was due - had to wait till the grace period was over to actually post 10 day notice.... then 6) was planning to negotiate "cash for keys" in person yesterday (why does this crap ALWAYS happen on a weekend?)

This one came online around 4pm one day and when I saw the Comps were as high as they were, I had my agent meet me at the property at 9am the next morning, I had my full priced offer in before noon knowing it was worth more than list and there may be others not coming in at full price anticipating the typical request for "Best and Final offers".
