If you'd like to see what we used, msg me your email and I'll send it along.Some things to consider are not paying until moved out and all keys returned, stating that the property must not be damaged or otherwise change overall condition between signing and vacancy, property must be "broom clean", all possessions left behind are forfeit and will not be held, all tenants regardless of whether they are on the lease must vacate including pets and animals.

.- The re-inspection fee, if needed, is typically in my area the result of a listing agent not doing their jobs and double strapping the hot water heater, putting CO detectors in, or otherwise ensuring the property is in financeable condition on the day it is put on the MLS, with no blatant health/safety issues, etc etc.

Just wanted to add that FHA loans are fairly expensive these days and the mortgage insurance stays on there for the life of the loan.

@Robert Gunby I usually allow it (it's only been asked of me a few times, mostly with SFH's I managed for other landlords) but with the condition that the old appliances be put back in place when they are gone.

I know several of the MFH in that part of Roseville have those 1950s oil burning furnaces, they are at their service life, so it dies it dies.Also, you will need to put in Central Air I would guess.I get $850 and $725 for my units.
