I initially rented the home $150 less than similar homes at the time because the tenant was a "known" person and they could not pay more (at the time the tenant had a lower paying job than today), plus it was convenient for me to have someone mover right away.

In their business and in real estate, leverage used responsibly will move you along much faster and open more opportunities than what you find if you don't. 

Definitely lots of opportunity in Calgary!   

That said, a projected $30k return may be a great opportunity if the hold time is short, if you want to keep your crew/contractor (or funds) working, if there is very little risk in the rehab, etc.  

I struggle to understand why these opportunities are good investments.

What is the opportunity cost?

They stay longer and have better jobs typically.
