Thanks to you and others, I have determined that my initial research was a little off, from what most landlords are doing.  

Those initial fees are just the beginning. 

We have never had issues passing inspection (initial or annual).

Have you tried a Google search of your search term; then add biggerpockets instead of using the BP search bar.Ex: initial LLC Formation BiggerPockets.That can yield some decent search results too, but I know you are looking for specific advice here.

Furthermore, if there is a trouble tenant can you put an offer in contingent on seller initiated eviction of said tenant?
