Always ask the HOA manager to identify their responsibilities.

Good luck with the project -- I've made several OZ investments and the structure/compliance is pretty manageable once you get the hang of it, but definitely requires another layer of planning/analysis in addition to identifying the property location. 

Block out all pertinent information (address, zip code, MLS number, etc) that can identify the property to someone else.

My 1031 exchange has been progressing and needs to complete by the end of January 2020 to avoid the gains taxes from the original sale that occured in August.Since my last update I can say that I have purchased 3 of the 4 identified properties in Dayton and there is one more to close in the next few weeks.

Spread out a little further from the action and you will notice a pattern in prices.

The tile patterns seem old, and I'm unable to find them at Home Depot, Lowes, etc.

@Andrzej Slugocki - Generally it can wait until the property is identified and at least under contract. 

To me, "diversity" can also apply to diversity of thought, diversity of world views...hey...even diversity of weather patterns.
