I highly recommend you search for deals daily, but you will hit a lot of unnecessary road blocks along the way if you haven't identified your team. 

It hits the 1% mark, but is it truly a good deal for an investor?

I suggest you post there and sign up for the % deal and as soon as you start getting hits, switch to the annual fixed price.

I would prefer virtual wholesaling in SC first but feel as if I'm held back from "hitting the ground running" in SC because I am physically not there as often, which forces me to search for a trustworthy and reliable team in the area.

Mention the fact that he'll be saving on Realtor commissions should he sell privately, plus he'll have tax advantages should he wish to offer some seller financing, i.e. not getting hit with capital gains tax, etc. 

I think this time around the PM business will be hit a lot harder than it was in 08.

@Brad E.It seems like you hit most of the pros and cons.Some other things I would consider include ease of selling the properties in the future.
