I would love to go abroad but before I get ahead of myself, I have done much research but what better advise is there than directly from a horses mouth (so to say). 

I have to say that I would have been the first to bad mouth them a year or so ago for their slow transaction time-I lost a note deal with a fellow BPer because of this.  

Oh, and our clients were all a lot happier so they referred their colleagues, staff was happier, etc.I do know a few local investors that work in the city happily and profitably on their own portfolios but it is an art that is difficult to reproduce if you are buying from a distance.

But interesting how fix & flips are doing so well during this market, and hard money lenders are salivating at the mouth with the returns they're getting.

I don't want to speak for Pace or put words in his mouth, he wants his members to be go givers and help other members that join.

They even asked to renew for another year (which I couldn't be happier about). 

Don't look a gift horse in the mouth -- make sure its well-fed, its groomed, and is content.

I've done this for many years and couldn't be happier.

Roof, HVAC, plumbing, Elec service and panel, etc.I prefer if a few other things have been done that will ensure happier tenants.
