Best case scenario (or worst case depending on how you look at it) is that the initial price reduction because the sudden influx of build lots hitting market, will be offset by the spike in material and labor prices and you see continued normal growth/appreciation in the market.Its no different than where we are today.

Designing logos, answering customer complaints for agents you're responsible for as a broker, accounting, training, licensing, RECRUITING....I can't believe the amount of turnover, so probably 80% of your time should be/will be recruiting new agents for your brokerage....and then you have to figure out how to take care of the other million tasks in your 10-20% of the time which is important.

I start with researching the areas (no bad areas), migration patterns, and whether there’s more renters or owners in the area and what else is around me such as amenities/schools.I’ve started buying a little farther away from my target market by following the “path of progression”, county or city growth.
