I've been searching for a while here on BP but have not found a thread related to my situation:I've been renovating and renting a property for just over 2 years and may be in a position to sell/close in the next 30-60 days.I am trying to cut-off major projects at this time to make a clean break, however we have committed to replacing windows in one of the units (windows are already ordered), with total project lead-time of 45-60 days (windows have been hard to get for the past year).In the event we have a closing date PRIOR to window installation, how should we handle paying the contractor?

So there are a lot of projects being completed right now and in the next year or maybe two, but the number of new projects being started right now is very low, so once these current projects finish up, the new supply levels will drop and absorption of new units should get better.

pid=2072Houston Real Estate Highlights in April, 2024:-Single-family home sales rose 9.2 percent year-over-year;-Days on Market (DOM) for single-family homes went from 56 to 49 days;-Total property sales rose 8.7 percent with 9,611 units sold;-Total dollar volume was up 13.8 percent to $4 billion;-The single-family median price rose 3.0 percent to $340,000;-The single-family average price rose 4.6 percent to $437,198; -Single-family home months of inventory registered a 3.7-months supply, up from 2.6 months a year earlier;-Townhome/condominium sales continued to decline, falling 1.3 percent, with the median price down 1.8 percent to $230,000 and the average price down 0.5 percent to $278,048.

Also talk to title companies that do a lot of business with investors. from what i understand ND is one of 12 states that requires a state MLO license and NMLS registration for any loan that is on a 1 to 4 unit regardless if its owner occ or not..
