I have also considered selling one or two and putting that into storage units or multi-fam, not sure though if I could do a 1031 since it wouldn't be like property, and if so there would be a huge tax hit.

You need to use a certain level of finesse when dealing with the City.If the unit was constructed illegally; without a permit, they can require you to strip everything down to the studs, and either go thru the building permit process to get it done legally, or make you provide a different use for the space (i.e. storage).

Hi @Michael Nahm, I would choose to do the most cost-efficient thing possible (which would probably be to have a fabricator come in and change the edge . . . a beveled edge could remove that damage and make the counter look fresh again), and then bill that to the tenant by way of deduction from their deposit.In reality we don't help our tenants by not holding them accountable for the damages in a property.
