The leads have slowed down during the early stages of Covid, but we are bouncing back.We get about 4 to 12 leads a day all off market and most extremely motivated.

So while the numbers maybe worked INITIALLY the inspection report came back extremely negative so I pulled out.

If anyone can provide direction on how to begin the search or even to a specific site/company if possible.I've exhausted my contacts and have come up with nothing so far so this is probably the best place!

I am extremely passionate about real estate and typically all of my eggs are in the real estate basket.  

I manage the property myself and I have exhausted my ways to stop those packages.  

Building multiple streams of income sounds great, but it can be extremely distracting and cause you to be spread too thin between your businesses. 

On the other extreme, I had one tenant live in our condo for 10 years with only one maintenance request (amazingly, the place was still in excellent condition when she moved out).  

If you put on your projections to get rent from 6 units and find out that more than 4 are not allowed, it could make the deal go sour real fast if you've already bought it. 1000 per month for rent for 5 to 6 units seems extremely low.

I contacted Arch, but they really only do commercial work/ extremely high end. 

It's in a quiet town extremely close to Des Moines Metro and in a good school district.
