2) How does a HML work if I only want to finance the purchase costs, and use contractor financing for the rehab?

Im no contractor but I’m decent with general paint, plumbing, electrical, etc.

I know a fence contractor that  does this every year and buys everything in the store for this price and then makes that up when he uses them all year long. 

I save invoices from service providers like contractors, plumbers, etc.

Like help me find a General contractor or a crew to fix up a property

Is it out of the ordinary to ask to do a walk through with a contractor so that I can bring some concrete numbers to my buyers?

Whether it was the entire amount of the deposit is unknown.First thing you do is ask to see copies of the landlords contractor fees for eliminating the smell.

The property itself needs repairs which after having my contractor take a look he gave me a rough estimate of $55k.The property is listed at $175k and similar homes (in mint condition) in this area sold for $300k.

I am looking for a licensed residential general contractor to help with a rehab of a multi-family property in Bradenton.

Even if the landlord pushes the expense off on the tenant, good luck retaining people when you hit them with a $200 electric bill in the winter.
