If I can give you one solid piece of advice, use your gut and do not be afraid to ask perspective tenant hard questions about there back ground and credit score.

Last November I closed on a piece of land in the Margaretville/ New Kingston area not too far from Rt 28 .I plan on having a shipping container cabin with tons of outdoor living to use and to have as an AIRBNB.

With a partnership, you have a whole array of moving pieces that you don't have when you're flying solo (e.g.; cost responsibilities, profit sharing, decision making authorities, work responsibilities, contracts & corporate agreements, etc., etc.)
