Hello BP,I am a new investor looking to buy a portfolio of 3 condo units in the same building in center city.

Bought a duplex in a C- neighborhood probably 40 to 50% Sec8 but not a war zone at all..

It would be for a duplex, wondering if anyone here has any recommendations for PMs especially for out of state investors.Looking forward to hearing from you!

You'll need a car to get around however.This duplex is not worth 145,500 and most likely never will be. 

Personally, I would sell the condo and use a 1031 exchange on a larger multi-family (in a market with solid return where you're cash-flowing nicely) so you don't have to pay taxes on the condo sale. 

Long story short they've dropped the ball big time and I have an empty duplex in the Waldo area that needs work done.
