LOL and most of the money is made after selling the property not due to STR operation.pre pandemic , beach front STR has cap rate of 4% only and that’s before PM fee and electricity cost.you could also check the financial analysis of STR offered by Bezos arrived.com , their projection is conservative that the cap rate for SF is somewhere 3% , return is obviously below Tbill.
