Usually those deals are for folks who have been with them for several years and are proven investors.My guess is, if you're going to be a "cash" buyer, is you'll need to have funds in hand, ready to settle. 

You can specify the type of property you want and target owners who could be ready to sell.

Ladies and gents,I am currently grinding out the required hours of education with the somewhat overly optimistic goal of being at least ready to test by the end of my college semester so I can dedicate all of my time to being an agent.

To bring the building to rent ready at your standard, you need to spend a lot of money. typically you will be spending around 10k per door to get a reasonable standard including HVAC etc.

The seller wants out and is ready to move out of the country ASAP.   

A quick inspection gives you an idea of the condition of the roof and window, and water heaters and boilers/furnaces have a manufacture date on them to help you budget for their replacements.I guess it will be easier to have all that info in one place ready for you.

So might as well start working with one now to build a relationship and start the classes to get your license and then work for them when your ready.
