Real estate can be an excellent investment, but ensuring you can comfortably manage the payments is vital, even if you encounter negative cash flow periods.

Following and reading through this thread as I am in a similar position to the original poster.I have evaluated some of the programs out there such as Brad Sumrock, Gino, Rod K, and others ..For me, the value has to come from the ability to have access to people who can help provide deal flow and others who are in a similar position as I am that would be willing to partner with complimentary skillsets. 

Plus your rent adds to the cash flow and if you can rent out some rooms. 

Use them as a guide and let the conversation flow naturally and you stand a better chance of striking up a conversation that can at least lead to a more in-depth discussion. 

If you want cash flow in NJ, it's usually going to be in a C or lower area with little appreciation potential.

As @Erica Calella mentioned, planning in advance of the 1031 is very important, particularly if you're not terribly familiar with the rules and flow of an exchange.
